NASHVILLE HAS LANDED
Invest in one of America’s fastest-growing cities, with studios, 1 & 2-bedroom apartments from $299,950.
Elite Realty Invest has launched our first US property investment opportunity, marking our entry into the American market. We've partnered with Nashville developer Richland Building Partners to bring three schemes to market:
It's our first move outside the UK and Turkey, and Nashville has been on our radar for a while as the right place to start.
UK property investors have had a difficult few years. Mortgage interest relief phased out, stamp duty surcharges on additional properties, the Renters' Rights Act - the risk-reward balance has shifted, and more experienced investors are asking whether their entire portfolio should stay exposed to one economy, one regulatory system, one currency.
For a growing number, the answer is looking to the US. The question is no longer simply where in the UK to buy next, but whether fundamentals should matter more than postcode, or even country. Some investors will keep finding those fundamentals in the UK, but others are looking to diversify and expand their UK portfolio with property in Nashville.
The comparison we keep coming back to is Manchester, Leeds and Liverpool - cities where regeneration, population growth and employment drove returns well ahead of the national average, long before the rest of the market caught on. Nashville is that story, playing out now.
The city is adding roughly 35,000 net new residents a year. Oracle is bringing 8,500 jobs to its new East Bank campus, Amazon is adding 5,000 more, and AllianceBernstein relocated its global HQ from New York. Nissan, HCA and Bridgestone all call it a major hub, and luxury names like Soho House, Nobu and Hermès have followed. Household incomes already run 12% above the Tennessee state average, and that gap is widening as higher-earning employment arrives. A $4.5 billion airport investment and a 550-acre regeneration programme are underway, and the city is set to host the Super Bowl in 2030.
Chris Barnhizer, CEO, Richland Building Partners said: "You've got population growth outpacing the national average, a diversified job market, and billions going into infrastructure and public space. Every cycle we've seen here has been underpinned by demand."
That demand is outpacing supply, which is exactly the setup that drives rental growth. Wedgewood-Houston (WeHo) alone is projected to see 43.6% capital growth over five years, with rental growth of 3-4% annually.
It's also structurally simpler to invest in than the UK. There’s no stamp duty equivalent - a realty transfer tax of around $1,110 on a property that would cost £20,000 in SDLT on a comparable UK purchase. Buyers acquire full freehold title outright, deposits are held in escrow for protection, and the process is generally faster than a UK transaction.
The investors who did well in Manchester and Leeds spotted the pattern of jobs, infrastructure, and supply constraints early. We’re confident Nashville is at that stage now, and we've backed that view with three live schemes. The investors who get this right won't be the ones who've simply read about Nashville - they'll be the ones who act on it.
